One of Wesley Chapel's oldest CDD communities: Pasco County created the Northwood district in April 1995, and the homes date mostly from the mid-1990s and early 2000s around a clubhouse, pool, tennis and basketball courts on Big Sur Dr, just north of the Hillsborough county line.
What a visit looks like in Northwood
Northwood is one of the original CDD neighborhoods in Wesley Chapel, FL. Pasco County created the Northwood Community Development District by Ordinance 95-05, effective April 11, 1995, and the homes went up mostly between the mid-1990s and the early 2000s. It sits on the Pasco side of County Line Rd, north-east of West Meadows and north-west of Live Oak in Tampa, so it is the first Wesley Chapel neighborhood past the county line from our side of Bruce B. Downs. There are two lines on the tax bill here: the CDD, which runs the clubhouse at 27248 Big Sur Dr with its pool, tennis and basketball courts and playground, and the Northwood of Pasco Homeowners Association, managed by Greenacre Properties.
30 years in, a lot of Northwood's first owners are still in their houses, and that shapes the work: senior companion visits with company and conversation, a hand with meal preparation, laundry and light housekeeping, a ride and accompaniment to an appointment, and respite so an adult child gets an afternoon off. The resale side brings the usual school-day bookings, dog walks and after-school homework help. The amenities run on a resident access card, 8 a.m. to 8 p.m., with the pool open dawn to dusk, so pool time with the kids happens on your card and under the district's rules.
Home watch fits Northwood too. If you travel for a few weeks, we walk the house on a schedule, run the taps, check the A/C, the lanai and the pool cage, and send a same-day photo report. In hurricane season the practical version is bringing in the lanai furniture ahead of a storm and doing a post-storm check.
