A home-watch visit is a walkthrough with a checklist and a camera. Outside: doors and windows, the roofline from the ground, the lanai and pool cage, the mail and any packages on the step, anything that looks disturbed. Inside: the A/C is running and the thermostat and humidity reading get photographed, the drain line is dripping the way it should, no water intrusion or musty smell in any room, no pests, the water heater and the main valve, the electrical panel, and we run the faucets and flush the toilets so the traps do not dry out. Then the photo report goes to your email the same day.
This is for snowbirds, late October to April in one direction and May to October in the other, and for anyone gone more than a week: a long work trip, a summer up north, a house sitting empty between tenants or after a move. An empty Florida house in August is the problem case. If the A/C quits, the humidity climbs and mold starts on the ceiling within days, and nobody knows until the neighbor mentions the smell. A weekly visit catches that on day four instead of day forty.
We're just down Bruce B. Downs in New Tampa, and Wesley Chapel is where most of our visits are, so the drive to Meadow Pointe, Seven Oaks, Epperson or the 55-plus neighborhoods along SR 54 is part of a normal day. Gated communities are the norm here; we sort out the guest list, callbox or lockbox once before your first visit, and we tell the gate the same thing every time. Here is the honest boundary. We look, we report, and we call you if something is wrong. We are not home inspectors, we do not diagnose, and we do not guarantee the condition of the home. What we can do when something goes sideways is be the person on site: meet the A/C tech, let the plumber in, photograph the leak so you have a dated record, and get a tarp over the lanai furniture. That comes at the errand rate, and you decide every step by phone.

Do you serve New Tampa too?
Yes. We live in Cross Creek, so Tampa, FL 33647 is close: Tampa Palms, Hunter's Green, Arbor Greene, Heritage Isles, Live Oak, K-Bar Ranch and the rest of the Hillsborough side of Bruce B. Downs. Wesley Chapel is where most of our visits are, and the drive between the two is the same drive we make every day anyway.
What happens during hurricane season?
Monthly plan clients get a prep visit when a hurricane watch is posted for the area: lanai and patio furniture inside, the pool cage cleared of loose items, shutters or panels up if you have them and they are on site, potted plants moved, and the fridge and freezer photographed. We do not visit during the storm. When roads reopen we do a post-storm check with photos and a report on power, A/C, water intrusion and debris. Single-visit clients can book either one at $95.
How do you get in, and who knows the house is empty?
Before the first visit we walk the house with you, note where the main valve and the panel are, and set up access: a lockbox, a garage keypad code, or a key, plus the gate guest list or callbox. That information stays with Layla and nowhere else. We do not post about the houses we watch, we park in the driveway like a visitor would, and we move the mail so the step does not look abandoned.
