A master-planned neighborhood boulevard and pond in Wesley Chapel, Florida

Meadow Pointe, Wesley Chapel, FL

What a visit looks like in Meadow Pointe

Meadow Pointe runs along Meadow Pointe Blvd between SR 54 and SR 56 in Wesley Chapel, FL, and the first thing to know is that it is not one HOA. It is five separate community development districts, Meadow Pointe I through V, each with its own board, clubhouse and assessment line on the tax bill. The Meadow Pointe I office is at 28245 County Line Rd, the Meadow Pointe II clubhouse at 30051 County Line Rd, III's at 1500 Meadow Pointe Blvd and IV's at 3902 Meadow Pointe Blvd. The first district dates to a Pasco County ordinance effective October 8, 1991, so the oldest streets have had three decades to grow in.

Gates vary village by village. Listings describe Covina Key, Larkenheath, Hillhurst Crossing in Meadow Pointe III, and Windsor and Whinsenton in Meadow Pointe IV as gated, while many other streets are open, so at booking we ask for your village name and whether your entrance has a gate. The clubhouses, pools, splash pads and courts belong to the districts, which financed them with public bonds; Meadow Pointe IV publishes non-resident user fees for its facilities, which tells you access is arranged through the district and your household rather than through a guest pass we could carry. If a pool afternoon is part of a booking, we sort out access with you first.

Sand Pine Elementary sits inside Meadow Pointe on County Line Rd, between the Meadow Pointe I office and the Meadow Pointe II clubhouse, and Double Branch Elementary is on Chancey Rd nearby, so walk-home-then-homework is a normal booking here. The mix of ages is the other thing that shapes visits: a 1990s house may hold an original owner who wants company and conversation, meal preparation, light housekeeping and a ride to an appointment, while the resale next door has a kindergartner and a doodle. We are just down Bruce B. Downs in New Tampa, which puts Meadow Pointe Blvd a straight run up SR 56.

We're just down Bruce B. Downs in New Tampa, and Wesley Chapel is where most of our visits are.

Meadow Pointe questions

Specific to this community, not a template.

Is Meadow Pointe gated?

Some villages are; many are not. Listing remarks call Covina Key, Larkenheath, Hillhurst Crossing, Windsor and Whinsenton gated, while plenty of Meadow Pointe streets are open. Tell us your village name and, if your entrance has a gate, add us to your visitor access before the first visit; we confirm at the free meet and greet.

Which Meadow Pointe CDD am I in, and does it matter for a visit?

Meadow Pointe I through V are five separate districts with their own clubhouses, and your tax bill names yours. It matters mainly for amenity access: the pools and courts belong to your district, and Meadow Pointe IV, for example, publishes non-resident user fees, so a sitter taking kids to the pool needs access arranged through you.

Can a sitter walk my child home from Sand Pine Elementary?

Yes. Sand Pine Elementary is inside Meadow Pointe at 29040 County Line Rd, and a walk home followed by snack and homework is a routine afternoon booking. We confirm the school's dismissal rules and pickup authorization with you first, since those are the school's to set.

Do you do senior companion visits in the older Meadow Pointe villages?

Yes. For original owners aging in place, a visit is company and conversation, meal preparation, light housekeeping and laundry, errands, and accompaniment to appointments. A standing weekly visit can also give a spouse or an adult child a few hours of respite.
