Home watch is a scheduled walkthrough of your closed-up house. We check the doors and windows, the A/C and thermostat, the drain line, and every room for water or pests, and we run the faucets, flush the toilets, walk the lanai and pool cage, and bring in the mail and packages. A photo report is emailed the same day after every visit, and monthly clients get the hurricane prep visit and the post-storm check included.
Snowbird season, late October to April
We open the house before you arrive, close it after you leave, and check it every week in between.
Hurricane season, June through November
We bring the lanai furniture in when a watch is posted, and we do a photo walkthrough when the roads reopen. Both visits are included for monthly clients.
Not a home inspection
We look, we report, and we call you if something is wrong. We are not home inspectors, and we do not guarantee the condition of the home.

We know how your gate works

Summer walks at sunrise and after 7 p.m.
From May through September the pavement here gets hot enough to burn paw pads by late morning, and the storms come through most afternoons between 3 and 6. Summer walks happen at sunrise and after 7 p.m., and a midday visit is a potty break in the shade and indoor play. From November to April we walk whenever you like.

We know that “the lagoon” means Epperson in 33545, that CDD and HOA are two separate lines on your tax bill, and that “Wiregrass” can mean the mall, the high school or the hospital depending on who is talking.
We serve Wesley Chapel first, then New Tampa on our side of the county line, then Land O’ Lakes, Lutz, San Antonio and Zephyrhills. If an address is outside our range, we tell you before you book instead of taking the booking and running late.
