West Meadows is a 1,400-plus-acre master-planned community of twelve villages between Bruce B. Downs Blvd and I-75 in New Tampa, with Clark Elementary inside it, a community center and pool on New Tampa Blvd, and a CDD (TPOST Area 7) alongside the property owners association.
What a visit looks like in West Meadows
West Meadows lies between Bruce B. Downs Blvd and I-75 in New Tampa, inside the city limits of Tampa, Florida, ZIP 33647. Stadler Real Estate and Atlantic Gulf Communities laid it out as twelve villages on more than 1,400 acres, all entered from New Tampa Blvd or Highwoods Preserve Pkwy. Eight of the twelve villages are gated, including the Audubon Landing, Doves Landing, Stone Ridge and Promenade townhouse villages, and four are open, so the first thing we ask at the meet and greet is which village you are in and how your gate handles visitors.
Two bodies run the place. The West Meadows Property Owners Association, managed by Greenacre Properties, handles the villages and the clubhouse on New Tampa Blvd, and the Tampa Palms Open Space & Transportation CDD, which lists West Meadows as Area 7, maintains district property, street lighting and ponds and paid off the area bonds in 2018. The recreation complex has the pool with the two-story spiral slide, a fitness center, soccer fields and tennis and basketball courts. West Meadows is on the other side of Bruce B. Downs from Cross Creek, and it is a regular stop for us.
Clark Elementary is inside West Meadows on Wood Sage Dr, and the district locator zones the community center address to Clark, Liberty Middle and Freedom High for 2026-27, so most of our babysitting here starts at a bus stop or a car line and ends when a parent gets home off the interstate. Pet visits are the other half: a midday let-out, sunrise and after-7 p.m. walks in summer, and overnights in your home when you travel. Hillsborough County Public Schools sets the calendar, which is not the same as the Pasco calendar across the county line.
We live a few streets over in Cross Creek, on the same side of the county line.
Getting in
Eight of the twelve villages are gated and four are open, per the POA. Tell us your village at the meet and greet and we follow its visitor process; we never assume a code.
Amenities and who can use them
The amenity center is resident-fob restricted, so if you want us at the pool or clubhouse with your kids or your dog, we need your fob.
