How we do home watch in Saddlebrook
Saddlebrook Resort in Wesley Chapel, FL 33543: A 480-acre golf and tennis resort on SR 54 in Wesley Chapel, open since 1981 and rebuilt under Mast Capital's $92 million renovation, where the lodging is 556 individually owned condominium units, most of them in the resort's own rental pool. Saddlebrook empties out for stretches of the year, which is what home watch and pet overnights are for. We are just down Bruce B. Downs in New Tampa, and Wesley Chapel is where most of our visits are.
A home watch visit is a walk through the house with a checklist and a camera: doors and windows, the A/C running and the thermostat and humidity reading, the drain line, no water intrusion and no musty smell, no pests, the water heater and main valve, the electrical panel, faucets run and toilets flushed, the lanai and pool cage, mail and packages. The photo report is in your inbox the same day. We look, we report, and we call you if something is wrong. We are not home inspectors, and we do not guarantee the condition of the home.
Saddlebrook is a working resort: guests check in at the front desk, the Walking Village is car-free with valet parking, and the resort's site does not publish an access procedure for owners' visitors. We arrange access with you and the resort before the first visit and confirm it at the meet and greet. Saddlebrook has an HOA, and we follow its visitor and parking rules. Single visits are $45/visit. Monthly plans are $150/mo for weekly visits or $85/mo for every other week, and both include the hurricane prep visit and the post-storm check.

Home Watch in Saddlebrook: questions we get
Is Saddlebrook a good fit for home watch?
Only for owner-managed units. The resort operator's SEC filing says most of the 556 condos are in the resort's rental pool, where the resort handles the unit. If yours is out of the pool and empty between your visits, a scheduled walk-through with a same-day photo report and a pre-arrival open-up is exactly the job.
How much does home watch cost in Saddlebrook Resort?
$45/visit per visit. Monthly plans are $150/mo for weekly visits or $85/mo for every other week, both with a same-day photo report each time and the hurricane prep visit and post-storm check included.
What do you check on a home watch visit in Saddlebrook?
Doors and windows, A/C and thermostat, drain line, water intrusion and odors, pests, water heater and main, electrical panel, faucets and toilets, lanai and pool cage, mail and packages, with photos of each. It is a visual walk-through and report, not an inspection.
What happens if you find something wrong?
We photograph it, we call you the same day, and if you want us to meet a contractor or the A/C company we do that as an errand visit. We do not make repairs and we do not decide anything about your house without you.
Do you check Saddlebrook homes after a hurricane?
Yes, when roads are open. The post-storm check is a walkthrough with photos, power and A/C status, a water-intrusion check and a debris report. It is included in monthly plans and available on its own. We do not enter during an evacuation order or the storm itself.
