Saddlebrook is a 480-acre resort on SR 54 about a mile east of I-75, open since 1981 in Wesley Chapel, FL. The lodging is 556 individually owned condominium units, 408 hotel-style suites in the car-free Walking Village and 148 larger units in the Lakeside Village, and the operator's own SEC filing says most of them sit in the resort's rental pool, so the resort, not an absentee owner, manages them most of the year. Mast Capital and Amzak bought the property in 2022 and have put $92 million into rooms, the Super Pool, the restaurants and the golf, which Rees Jones is reshaping from the two original Palmer-designed 18s into three interchangeable nine-hole courses.
Our Saddlebrook work is for the minority of owners who keep a unit out of the rental pool and use it themselves part of the year: home watch between visits, with a walk-through, a same-day photo report and a pre-arrival open-up; pet visits and walks for a dog who came down with you for the season; and senior companion visits, company and conversation, meals, laundry and a ride to an appointment, for an owner who stays longer than the family can. Because the Walking Village is car-free and runs on valet, we work out with you and the resort how we reach your door before the first visit.
One caution on timing: the property is mid-redevelopment. Beyond the resort itself, the owners have announced a town center with rental apartments, townhomes, retail and office space, and a homebuilder has bought about 20 acres for townhomes, so the mix of who lives here will keep changing. We update this page as that happens. Every visit here is arranged around the resort's own rules, and the resort's pools, courts and restaurants stay on your owner or guest privileges, not ours.

Is Saddlebrook a good fit for home watch?
Only for owner-managed units. The resort operator's SEC filing says most of the 556 condos are in the resort's rental pool, where the resort handles the unit. If yours is out of the pool and empty between your visits, a scheduled walk-through with a same-day photo report and a pre-arrival open-up is exactly the job.
How do you get into Saddlebrook for a visit?

Does the golf still have two Arnold Palmer courses?
Not as it was. Under the current renovation Rees Jones is redesigning the golf, reconfiguring the two original 18-hole Palmer courses into three interchangeable nine-hole courses. The resort has announced the Oak Course's debut and a new driving range. We call it championship golf and leave the hole counts to saddlebrook.com.
Can you visit a parent who is staying at Saddlebrook for the winter?
Yes. Senior companion visits here are company and conversation, help with meal preparation, laundry and light housekeeping, errands and accompaniment to appointments, and respite for family. We keep it to companion and homemaker work. Anything medical stays with the doctor, and the resort's amenities stay on your parent's owner or guest privileges.
