Grand Hampton is the last New Tampa community before the Pasco line, inside the city limits of Tampa, Florida, ZIP 33647, with gates on Bruce B. Downs Blvd and County Line Rd. The HOA calls it a private, master-planned community behind guarded gates on nearly 600 acres; the Grand Hampton Community Development District, created by City of Tampa ordinance in July 2003, covers 533 acres of it. Visitors go on the household guest list through the gateaccess.net portal and the guardhouse handles the rest, so we get on your list before the first visit and confirm it at the meet and greet.
The clubhouse at 8301 Dunham Station Dr, finished in 2005, holds the pools and heated spa, fitness center and aerobics room, tennis and pickleball courts, a half basketball court, an activity field and a playground, all for residents. The district locator zones the clubhouse address to Turner/Bartels K-8 for elementary and middle school and to Wharton High on Bruce B. Downs for 2026-27, and the school calendar is the Hillsborough County one, not the Pasco calendar that applies on the other side of County Line Rd.
Grand Hampton is built for families, with a playground and activity field at the clubhouse, so babysitting is the service we offer here alongside pet care: a weeknight out, a Saturday afternoon while a parent runs errands, or evening care when work runs late. Pet visits cover the workday and travel, with summer walks at sunrise and after 7 p.m. and a midday let-out in between. We are a short drive up Bruce B. Downs from Cross Creek, so Grand Hampton sits on our regular route.

Grand Hampton has guarded gates and a guardhouse. Add us to your household guest list through the ABDI GateAccess portal at gateaccess.net before the first visit; if you have not used it yet, the Amenity Supervisor registers you first. We confirm it at the meet and greet.
Amenities and who can use them
The amenity center is resident-fob restricted, so if you want us at the pool or clubhouse with your kids or your dog, we need your fob.
