What a visit looks like in Valencia Ridge
Valencia Ridge is the newest 55+ community on the east side of Wesley Chapel, FL, off SR 56 at Two Ridges Road, where GL Homes began building in 2023. The entry has a staffed gatehouse, so before a first visit you add us to your guest list and we confirm the authorization at the free meet and greet. The 29,000-square-foot clubhouse, the restaurant and bar, the pools and the racquet club are resident amenities run by the HOA, which also covers the landscaping and the gatehouse.
There is no CDD here. Valencia Ridge parcels carry no community development district assessment at the Property Appraiser, so the HOA line is the only association line on the tax bill. With a full club and event schedule, a parent's week already has structure, and our senior companion visits slot into it. Company and conversation, a ride and accompaniment to an appointment, light housekeeping, laundry, meal preparation, or respite so a spouse can keep a standing tennis game.
Owners here travel, and a new house with a lanai needs eyes on it while they do. Home watch is a scheduled walk-through with a same-day photo report: doors and windows, air conditioning running, water, lanai, mail and packages, with hurricane prep and a post-storm check for monthly clients. How do you get through the Valencia Ridge gate?
