Tampa Palms is the original New Tampa master-planned community, opened in 1986 along Bruce B. Downs Blvd and I-75, with 28 villages, a private Arthur Hills golf course, five resident-only parks, an owners association and a community development district.

What a visit looks like in Tampa Palms

Tampa Palms is where New Tampa started. Ken Good bought the tract from Deltona in 1985, the community opened a year later, and the City of Tampa annexed the area in 1988, so Tampa Palms is inside the city limits of Tampa, Florida, in Hillsborough County, ZIP 33647. Two organizations run it: the Tampa Palms Owners Association at Compton Park, which enforces the standards, and the Tampa Palms Community Development District, which owns the parks and ponds and shows up as its own line on the tax bill. Tampa Palms III sits under a second district, the Tampa Palms Open Space and Transportation CDD.

Gates vary by village. The Reserve has the only 24-hour manned gatehouse in Tampa Palms; for the other villages, tell us at the meet and greet whether yours has a gate and how visitors get in. The park system, Compton, Amberly, Hampton, Oak and River Park, is private to owners and members, with resident photo IDs issued at the Compton Park office. We are just down Bruce B. Downs from Cross Creek, and a Tampa Palms visit is part of a normal week for us.

Many owners here bought in the late 1980s and 1990s and stayed, so much of our Tampa Palms work is company for a parent who is still in the family home: conversation, a meal cooked in her own kitchen, laundry folded, a ride to an appointment on Bruce B. Downs, or a few hours of respite so a spouse can get to the YMCA on Compton Dr. Dog walks go at sunrise and after 7 p.m. in summer, and the River Park trails along the Hillsborough River are the cool-weather option for a walk together.

We live a few streets over in Cross Creek, on the same side of the county line.

The amenity center is resident-fob restricted, so if you want us at the pool or clubhouse with your kids or your dog, we need your fob.

The Tampa Palms Owners Association is the homeowners association: deed restrictions, architectural approvals and Compton Park. Can you keep my mother company a few afternoons a week in Tampa Palms?

Yes. Senior companion visits are conversation, a shared meal, light housekeeping, laundry and errands, plus accompaniment to appointments. We are a short drive down Bruce B. Downs from Cross Creek, so a standing Tuesday and Thursday afternoon fits our route.
