Master-planned community in the northeast corner of New Tampa, inside Tampa city limits, whose first CDD was created by City of Tampa ordinance in 2005 with Mobley Homes as original developer and M/I Homes and Lennar as later developers; three K-Bar Ranch CDDs, with an amenity center and community pool on Mistflower Ln.

What a visit looks like in K-Bar Ranch

K-Bar Ranch is the City of Tampa's newest big neighborhood, in the northeast corner of New Tampa (Tampa, FL 33647) west of Morris Bridge Rd and up against the Pasco county line, where Kinnan St meets Mansfield Blvd. It is city, not county: the first K-Bar Ranch CDD was created by a City of Tampa ordinance in 2005, and two more CDDs followed as the villages spread. Mobley Homes was the original developer, with M/I Homes and Lennar developing later sections and Pulte building a village of its own, so the streets range from 2007-era homes to Mobley's new villas and townhomes still to come.

Amenities run through the CDDs: the amenity center and community pool at 10820 Mistflower Ln keep seasonal hours, and the Bassett Creek section has its own pool, basketball court and playground. We do not guess about gates. M/I calls its Gilded Woods section gated, but the CDDs do not publish which villages have gates or how visitors are admitted, so we ask which village you are in and confirm access at the free meet and greet. Once that is settled, a morning dog walk or an after-school sitter is routine; we live in Cross Creek, close enough that early and late slots are easy.

Most households here have young children, and the Hillsborough County Public Schools locator puts the amenity center address in the Pride Elementary, Benito Middle and Wharton High zones. K-Bar Ranch is in Hillsborough County, and the calendar differs from Pasco's across the line, so early-release days and teacher workdays here will not match a neighbor's a mile north. Summer pet visits happen at sunrise and after 7 p.m., because the pavement is hot by 9 a.m. and the storms roll through between 3 and 6; midday is for a quick indoor check and fresh water, not a walk.

We live a few streets over in Cross Creek, on the same side of the county line.

Parts of it. M/I Homes describes its Gilded Woods section as gated, but the K-Bar Ranch CDDs do not publish which villages are gated or a visitor procedure. Tell us your village at the free meet and greet and we sort out access with you before the first visit.

Which schools are K-Bar Ranch homes zoned for?

The Hillsborough County Public Schools locator assigns the amenity center address on Mistflower Ln to Pride Elementary, Benito Middle and Wharton High. K-Bar Ranch is Hillsborough County, on Hillsborough's calendar, not Pasco's. Zones are set by the School Board and can change, so check your own address.

Do you offer babysitting in K-Bar Ranch?

Yes, along with pet visits; those are the two services we run in New Tampa for now. Sitting is at your home: playground time in your village, homework at the table, dinner and bedtime routines. Every sitting starts with a free meet and greet so the kids and the dog know us.

Who built K-Bar Ranch?

The CDD's audit names Mobley Homes of Florida as the original developer and M/I Homes of Tampa and Lennar Homes as later developers; Pulte built a village at Rolling Moss Rd that is now sold out, and Mobley is planning villas and townhomes.
